Information provided by Seller:
The Seller affectionately refer to this oasis as Waggintail Woods. Being a wooded lot immersed in of nature critters here just love it here. Birds clamor at feeders with sightings of red tailed foxes, turkey, and deer at the tree line, and of the groundhog family at the bottom of the hill. All in all, it's a delightful haven on the outskirts of Richmond. There are short nature trails criss-crossing the land, with clearings in the woods where sunlight streams right in. It also offers a fine snow sledding hill (see photo's shared by Seller)
The home has a reverse osmosis water filter under the kitchen sink and a whole-house vacuum system which works well and has new hose, power vacuum head, and attachments as of 2022. New garage door opener with keypad in 2023. Dishwasher installed December 2014.
Main water shut-off was relocated to utility bathroom for ease of access.
Weatherization and Energy Efficiency Work was completed with the LG&E/KU Home Energy Analysis Program in 2018, which included: sealing and insulation of rim joist/band board with spray foam; new screened crawlspace vents; new crawlspace vapor barrier; sealing of all electrical, plumbing and other penetrations and gaps; sealing HVAC duct joints and gaps; retrofit of can lights with air-sealed LED retrofit kits; air-sealed and replaced compressed fiberglass attic insulation with R-49 cellulose; and sealing plumbing penetrations under all sinks. Curtain drain installed in 2013.
Renovated/remodeled office room behind detached garage to create a welcoming living/retreat space for guests (The Tuck Inn) in 2019. The space is heated and cooled with a Koldfront 12,000 BTU Through the Wall Heat/Cool Air Conditioner that works well.
Gas logs installed by Fireplace Concepts in 2023. Propane is provided by Hartland Propane, switching out the 100# cylinders as needed.
